INTEGRATING PEOPLE, PROCESSES AND ASSETS
This is Phase 5 of 6 focused on implementing and embedding the Asset Management Framework, developing engaged, competent, motivated people, implementing effective business processes and systems, and delivering safe, reliable and cost-effective assets.
This is by far the largest, most resource intensive phase.
You always need to start with people, ensuring they are engaged, capable and motivated. This is the phase when you need to ensure you have the right people on the bus. You want change champions and early adopters, you need to change the attitude or change the people. People who will never change need to be removed from the bus. You need to ensure everyone knows their purpose, understands their level of competency, and any development needs in order to get their work done safely, effectively and efficiently.
You then need simple, effective, and well supported processes to shape the practices people perform everyday. They need to be diligently deployed to ensure people do the right work, at the right time, the right way. The systems need to do the heavy lifting and work for the people that use the systems, not the other way around.
At the same time, you need to respond appropriately to address asset performance or risk issues that could affect safety, the environment, or production. You need to ensure that the assets are fit-for-purpose, are being operated within agreed limits and maintained with precision. It’s the parts that make up the plant, equipment or infrastructure that must be fit for purpose and designed to withstand the intended maximum and cyclical loading – As we all know, it’s the parts that fail, then the equipment stops. For mature sites with aging assets, you must start by understanding the condition of the assets and restoring integrity and reliability before initiating any planned maintenance program.
Implementing and embedding the Asset Management Framework enables the delivery of the Asset Management Objectives.
The critical success factors in implementing and embedding the Asset Management Framework include:
- Corporate sponsorship and management commitment
- Engaged, competent, committed Champions and Change Management Specialists dedicated full time
- Critical mass of Managers, Superintendents, Engineers, Planners, and Supervisors with pre-requisite knowledge of what good looks like
- Communities of practice established and well supported
- Disciplined project management and reporting based on the roadmap
There will be “change fatigue” during this phase especially as implementing the Asset Management Framework will not be the only imperative for the company.
